Who can purchase at Tarago Gardens?

Just like any normal real estate transaction, anyone can purchase at Tarago Gardens. Ownership of the townhouse may be your own. Relatives or investors may purchase the townhouse for you, or an investor may purchase a townhouse and rent it. Subject to certain exceptions, the occupiers are to be over the age of 55.

What is an owner’s corporation?

An owners corporation is the legal entity that combines all the lot owners in a strata scheme. The owners corporation can make rules which are binding on the corporation, owners and tenants regarding the use and care of the lots and of common property. Common property may include driveways, paths or gardens areas. Every strata scheme has an owners corporation. All owners are automatically members of the corporation, but tenants are not.

Can we make alterations to our home?

You can make alterations to your home, subject to any necessary approval from the local council and owners corporation.

Do we have our own garden?

Yes. Each home has its own garden and it is yours to develop and maintain as you desire! If you require assistance, we can put you in contact with local people to help you plan and maintain your garden. All common areas will be initially landscaped by the developer and then ongoing maintenance will be organised by the owner’s corporation.

What is a strata title?

A strata title is actually an Australian innovation in property law that has been copied around the world. Strata title allows individual ownership of part of a property, in this case a house block and townhouse, combined with shared interest in the remaining ‘common property’ through a legal entity called the owners corporation.

What does the Owner’s Corporation do?

At first, the owners corporation will consist of the developers and the property owners who together will decide about the care and maintenance of common areas and basic rules about living in Tarago Gardens. Over time, the management will revert to the owners, who will make decisions about Tarago Gardens and the ongoing maintenance of common areas like foot paths, community gardens and so on.

Are pets allowed?

Yes, we welcome small pets. We will have a few rules about keeping control of your pet to protect the safety and comfort of other residents and the local wildlife.

Do we need household insurance?

You should insure your personal contents as you do in your current home. Your building insurance is covered with your Owners Corporation fees.
